OUR APPROACH
We partner with community stakeholders to assess market conditions, specify goals
and aspirations, and create community-driven redevelopment plans. Rehab Warriors
and our partners plan not simply to redevelop property but to redirect market
conditions and catalyze regeneration in our neighborhoods.
Rehab Warriors follow a data-driven, evidence-based approach to planning. Our
innovative “Build From Strength” methodology identifies specific target areas that are
economically distressed but physically proximate to community and citywide assets.
We then make a series of investments that multiplies the value and proximity of the
assets into the distressed area, utilizing mechanisms to foster an integrated, inclusive,
and revitalized stable community
Fee Building & Development
Rehab Warriors specializes in scattered-site single-family rehabilitation, but we also
participate in new-construction single-family and multifamily projects. Our work
benefits low- and moderate-income people and places by making innovative use of
financing and subsidies to create quality rental housing and homeownership
opportunities at affordable prices.
Our work blends market-based redevelopment and authentic community power-based organizing to achieve transformational regeneration in distressed neighborhoods. Our approach seeks to leveraging long-term debt by rehabilitating distressed properties, while supporting that investment through strengthening
community equity, safety, and stability. These two prongs create a mutually reinforcing virtuous cycle: strengthening this community secures housing investments, and a housing market is sustained with a strong and safe neighborhood around it.
Our sustained investment in target areas have achieved a sharply-decreased vacancy rate, broadly increased median sales prices, lower crime rates, and increased income diversity, all with no direct displacement of existing residents. Rehab Warriors also participates in more traditional affordable housing by partnering with experienced developers utilizing Low-Income Housing Tax Credits
(LIHTC). These partnerships have created over 500 affordable housing units in five communities in Texas.
Construction & Renovation
Rehab Warriors renovation and construction experience includes scattered-site
rehabilitation, new home site construction, and small commercial spaces. Rehab
Warriors is an vertically integrated operation with a network of general contractor
and this relationship provides a related support company implementing a community based rehabilitation model. Our single-family rehabilitation pipeline provides the right project sizing and administrative support for smaller subcontractors and suppliers. Scaling the work to fit the workflow of smaller firms substantially increases the participation of locally-based and veteran-owned
businesses.
Code Enforcement
Rehab Warriors partner with city Code Compliance Department to support and help maintains the cities status as a clean, livable city by ensuring property complies with rules set by City Council. Code Officers are assigned a team Rehab Warriors who routinely patrol assigned neighborhoods for code violations and investigate complaints with a mission of abating issues and educating residents.
Rehab Warriors Code Enforcement provides detailed reports of suspected code violations with solutions. The city then sends courtesy letters to property owners and residents regarding possible code violations in an effort to improve the appearance and safety of the neighborhood. The goals of the program are to: hoods through community empowerment and action by establishing and maintaining a strong relationship between citizens’ organizations and the City Code Compliance Department. Create a greater sense of community in each neighborhood by encouraging cooperation and increasing neighborhood pride. Encourage residents and property owners to maintain their homes and yards in order to preserve property values and discourage crime. Make Cities a cleaner, safer and more attractive place for all residents. The Rehab Warriors Code Enforcement team seeks to promote healthy neighborhood through community empowerment and action by establishing and
maintaining a strong relationship between citizens’ organizations and the City
Code Compliance Department.
